How to use the Monthly Projections tool
The Monthly Projections tab in Forecast in SummerOS helps you distribute projected annual revenue across the months of the year, providing a clear view of expected performance. This guide walks you through how to use and adjust the monthly revenue projections based on your data and insights.

How to use monthly projections
Step 1: Navigate to the Monthly Projections tab
- Upload your property and create a competitive set.
- Go to the Quick Underwrite section under the Sets tab.
- Example: Your property’s projected annual revenue might be $130,670 at 70% occupancy with a RevPAR of $358.
- Switch to the Projections tab to access the monthly distribution of revenue.
Step 2: Understand the default revenue distribution
The Monthly Projections tab automatically distributes the annual revenue across the 12 months of the year based on:
- Market data: Includes percentile performance (e.g., 50th, 75th, 90th) and comp set revenue for homes in your market.
- Seasonality curves: Reflects typical revenue trends in your market.
The monthly revenues add up to the total projected revenue, and the weighted percentages for each month are shown in the Weight column.
Step 3: Adjust monthly projections
- Modify individual months: Click on the revenue for a specific month and adjust it.
- Lock months: After adjusting a month, click Lock to keep it fixed.
- Adjust other months:
- When you change an unlocked month, Summer Forecast redistributes the remaining revenue across the unlocked months.
- Example: Lower December revenue to $2,600, and the tool adjusts other unlocked months accordingly.
Step 4: Reset to default distribution
If you want to revert to the original distribution based on market data:
- Click the Reset button in the Monthly Projections tab.
- The projections will return to the baseline market distribution curve.
Tips for using monthly projections
- Customize for seasonality: Adjust months based on your knowledge of the market or property’s unique characteristics.
- Lock key months: Fix months you are confident about to ensure they remain unchanged during further adjustments.
- Market-based guidance: Use the default distribution as a starting point and tweak as needed.
