How to use the Performance tab

The Performance Tab in SummerOS provides detailed insights into your property's performance compared to its competitive set. It helps you track metrics like RevPAR, ADR, occupancy, booking revenue, and more, enabling you to make data-driven decisions for your short-term rentals..

Step 1: Access the Performance tab

  1. Navigate to your property's page in SummerOS.
  2. On the Revenue Landing Page, review the high-level comparison of your property's booking revenue compared to comps. 
  3. Click the Performance Tab to dive deeper into performance metrics.

Step 2: Overview of the Performance tab

The Performance Tab provides a comprehensive summary of key metrics for the selected time frame, including:

  • RevPAR (Revenue Per Available Room)
  • ADR (Average Daily Rate)
  • Occupancy
  • Total Bookings
  • Booking Revenue
  • Net Booking Revenue

These metrics are displayed as totals for the selected period and visualized in comparison to your competitive set.

Step 3: Compare metrics against the competitive set

You can dig deeper into different metrics to compare your performance with competitors: 

  1. View RevPAR Comparison: Scroll down to see your property's RevPAR (blue line) compared to the competitive set (purple line) on a monthly basis.
  2. Switch to other metrics: Click the Average Daily Rate (ADR) button to compare ADR between your property and the competitive set, or click the Occupancy button to compare occupancy rates.
  3. Analyze booking revenue: Scroll further down to see booking revenue and net booking revenue compared to the competitive set.

Step 4: Adjust the time frame

You can also customize the time frame for your analysis:

  1. Use the dropdown menu to select the correct time period. 
  2. The graphs and metrics will update dynamically based on the selected time frame.

Step 5: Customize the data view

  • Toggle specific metrics: Remove or add metrics like net booking revenue to focus on the data that matters most.
  • Visualize trends: Compare monthly trends for RevPAR, ADR, occupancy, and revenue curves.
