How to use competitive sets

The Competitive Set feature in SummerOS enables you to analyze how your property performs compared to a curated group of similar properties. Powered by data from Forecast and integrated with your PMS, this feature provides insights into key metrics like revenue, occupancy, and RevPAR. Here's how to navigate and use the competitive set functionality effectively.

Step 1: Accessing the competitive set

  1. Start on the Revenue Tab of a selected property in SummerOS.
  2. Locate the Competitive Set Line on the revenue graph, which compares the property's booking revenue to the competitive set over your designated time period. 

Step 2: Viewing the competitive set details

  1. Click the Competitive Set Tab to see the full list of properties in the competitive set.
  2. Explore the details of each property:
    • Number of reviews
    • Key features (e.g., pools, amenities)
    • Bedroom count
    • Revenue and occupancy 
  3. To view a property's Airbnb listing: Click the Airbnb icon next to the property for a direct link.

Step 3: Analyzing competitive performance

Return to the Revenue Tab to compare your property's performance to the competitive set. Use this graph to identify trends and answer questions like: 

  • Are there months where your property outperformed the competitive set?
  • Are there months where it underperformed?

Step 4: Diving deeper into performance metrics

To explore additional comparisons, navigate to the Performance Tab. This tab provides insights into RevPAR, occupancy rates, average daily rates, and more.
