Building and customizing comp sets

Creating an accurate comp set is the foundation of a strong revenue projection. SummerOS lets you use auto-generated comps or manually select listings to match your strategy.

1. Review the Auto-Generated Comp Set

After building a new revenue projection:

  • SummerOS will suggest comparable homes based on key attributes (e.g., bedrooms, pool, location).
  • You’ll see these comps highlighted on the map.

2. Define Your Submarket

  • Use the map tools to draw or confirm your submarket boundary.
  • Focus on a hyperlocal area where your home will truly compete.

3. Apply Advanced Filters

Refine the dataset by:

  • Bedroom count
  • Gross revenue
  • Listing duration
  • Amenities

Apply these filters to reduce noise and improve accuracy.

4. Hand-Pick Comps That Match Your Vision

  • Click each listing to preview key data and linked Airbnb profiles.
  • Use toggles to add/remove listings from your comp set.
  • Look for homes that reflect your intended upgrades or target guest experience.

5. Build a Strong Set

Aim for:

  • At least 8–10 homes in the comp set
  • Full-year listings with strong occupancy and revenue
  • A mix of homes you can realistically outperform or match

6. Save and Continue

Once your comp set looks solid:

  • Click Continue to proceed to revenue targeting.
  • SummerOS will now calculate your average revenue benchmarks based on this comp set.
