With SummerOS, you can calculate how much revenue your property can realistically earn—and how often it should be booked. SummerOS gives you flexibility to match, beat, or undercut the market.

1. View the Comp Set Benchmarks

SummerOS automatically calculates:

  • Average booking revenue from your comp set
  • Occupancy rates and listing durations
  • Cleaning fees and other monetized amenities

Use these insights as a starting point.

2. Set Your Annual Revenue Target

You can approach this a few ways:

  • Use the comp set average
  • Try to match top performers
  • Or input a custom target (e.g., $185,000 based on planned upgrades)

Just toggle the value slider or input your desired figure directly.

3. Adjust Target Occupancy

  • The default is based on your comp set and market average.
  • Use the toggle to set your own occupancy goal (e.g., 70% if aiming for year-round usage).
  • This will auto-balance with your average daily rate (ADR).

4. Lock in Your Assumptions

  • Once satisfied with your targets, click Continue.
  • These values become the foundation of your monthly and multi-year forecast.
