What is a comp set?

A competitive set—commonly shortened to comp set—is a group of short-term rental properties selected to benchmark the expected performance of another property. In SummerOS, comp sets are central to creating accurate revenue projections and are either auto-generated using filters or built manually by the user.

Comp sets typically include listings with similar characteristics, such as:

  • Number of bedrooms and bathrooms
  • Amenities (e.g., pool, hot tub, game room)
  • Property type (e.g., single-family home, condo)
  • Location or submarket
  • Listing history (e.g., number of active days per year)
  • Guest rating thresholds (e.g., minimum number of reviews)

The goal of a comp set is to approximate how a subject property should perform in a similar context, assuming it offers equivalent value to guests. In SummerOS, you can preview comps via Airbnb links, see their gross booking revenue, and view market performance benchmarks like occupancy, ADR (average daily rate), and RevPAR.

SummerOS also shows how your comp set stacks up across a full year of activity. This helps ensure that your chosen homes reflect steady performers, not outliers with one strong month. Once finalized, the comp set becomes the basis for your revenue targets, allowing you to model projections in context—whether you want to meet, exceed, or undercut that group’s average.

Best practices:

  • Include at least 8–10 homes for statistical reliability
  • Ensure listings are active year-round
  • Choose comps that reflect your intended improvements or guest experience
