Exploring property-level analytics
The Properties tab gives you a clear, contextualized view of how an individual property in your portfolio is performing. From top-line booking revenue to detailed payout breakdowns, it’s your command center for answering key performance and revenue questions—fast.
Finding revenue analytics in SummerOS
To begin, navigate to the Properties page from your main dashboard. Click on any property, and you’ll land directly on the Revenue tab. This page is automatically populated with metrics based on the property’s connected PMS data and SummerOS projections.
Right away, you’ll see four key figures for the selected time period:
- Booking Revenue: This is the gross amount earned from accommodation fares, minus any guest discounts.
- Payout: The total amount received from the OTA or channel, including cleaning fees, property taxes, and other charges.
- Property Manager Commission: What your management team earned from this property during the selected timeframe.
These topline numbers offer an at-a-glance financial snapshot, especially useful when you’re monitoring multiple homes.
Finding performance analytics in SummerOS
The Performance tab gives you a detailed snapshot of how a property is operating over time, from occupancy to RevPAR, helping you evaluate both financial and operational efficiency.
At the top, you’ll find high-level KPIs for the selected date range, such as:
- RevPAR (Revenue per Available Rental)
- Average Daily Rate (ADR)
- Occupancy Rate
- Total Bookings
- Booking Revenue
These metrics reflect actuals over the selected time window and provide a benchmark for evaluating success.
Using property analytics data in SummerOS
Customizing your view
In the upper left, click the Date Picker to switch between timeframes. Choose a preset like “Last 90 Days” or define your own custom range. When applied, the page refreshes to reflect the updated context across all charts and tables.
On the upper right, you’ll see a dropdown labeled Revenue Projection. This lets you select from predefined revenue projections. SummerOS will adjust your projected RevPAR and occupancy based on different assumptions, helping you evaluate performance against different scenarios.
Visualizing trends
Within the Property Analytics view, use the toggle to switch between three charts: RevPAR, Average Daily Rate, and Occupancy. Each one shows monthly performance bars, overlaid with:
- Projected values from your selected revenue model
- Competitive set averages from your SummerOS comp set
This lets you quickly assess whether you're outperforming projections—or falling behind peers.
Booking source breakdown
On the right, you'll find a visual summary of total bookings, with a breakdown by channel (e.g., Airbnb, Booking.com). Toggle between percentage or raw numbers to identify top-performing platforms.
Interpreting the monthly revenue chart
Below the key metrics, you’ll find a line chart showing monthly revenue trends over time. By default, SummerOS displays data from the property’s first available month up to the present day.
Solid lines show actual historicals, while dotted lines represent future months where projections kick in. This gives you a side-by-side view of how your property is performing versus the market, and what to expect ahead.
Find revenue by channel
Next to the chart, you’ll find a breakdown of Revenue by Channel—both in dollars and as a percentage of total revenue. Toggle between views to quickly spot over-reliance on a single platform or identify opportunities for diversification.
Common sources include:
- Airbnb
- VRBO
- Other booking sites, like Booking.com
- Your direct booking site
Understanding payouts
Scroll down further to examine how each month’s payout was allocated. Two bar charts help answer:
- How much of the payout went to the homeowner?
- What portion was claimed by cleaning fees, taxes, or PM commissions?
You’ll also see a total payout distribution summary, expressed as percentages—useful for quickly assessing margins.

Identify overreliance on a single channel
If a large percentage of your revenue is coming from Airbnb (e.g., 80%+), that’s a signal. Use the Channel Revenue chart to spot platform dependency and take steps to diversify across Booking.com, Marriott, or your direct site.
Benchmark against the market
See how your property's revenue, RevPAR, or occupancy compares to a competitive set. If you're consistently underperforming, it may be time to reevaluate pricing, availability, or guest experience.
Explain variations in payouts
When a payout looks off, the bar charts and monthly breakdowns provide the full story. Show exactly how fees, taxes, and commissions were allocated—perfect for responding to homeowner questions with transparency.
