The term sheet editor in SummerOS makes it easy to generate polished, professional property revenue projections tailored to your audience. Whether you're creating a simple revenue snapshot or a detailed multi-year forecast, the editor lets you customize every section, from layout and styling to performance benchmarks and contact information.
Here’s a breakdown of how to use and personalize each part of your term sheets in SummerOS.
Understanding term sheet structure
Each term sheet in SummerOS is made up of three main sections:
- Header: Set the visual tone with layout and content options.
- Body: Choose the right performance template—single-year or multi-year.
- Footer: Add contact or company information (optional).
You can mix and match layouts, toggle visibility settings, and export your finished term sheet as a downloadable PDF.
Customizing the style
The header sets the visual identity of your term sheet. You can currently choose between two layout styles:
- Default: Includes key property details in a structured format
- Minimal: A clean, simplified version for a sleeker presentation
For styling, select between the following:
- Select a light or dark background
- Toggle visibility for:
- Bedroom/bathroom count
- Max guest capacity
- Last updated date
- Current date
These adjustments help you tailor the sheet based on whether it’s for internal review, external investors, or prospective buyers.
Choosing a body template
The body of your term sheet is where the revenue data lives. SummerOS provides two distinct template options.
1. Gross Revenue Breakdown (1-Year View)
This streamlined template is ideal for quick comparisons or high-level revenue planning. It includes:
- Total gross revenue forecast
- Monthly breakdown with projected gross revenue, ADR, and occupancy rate
- Market percentile comparisons (25th, 50th, 75th, 90th—or none at all)
2. Three-Year Booking Revenue (Multi-Year View)
Designed for deeper financial planning and investor materials, this template provides:
- Year 1–3 revenue projections with expected escalation
- Monthly breakdown of:
- Days listed
- Days occupied
- Target occupancy
- ADR
- RevPAR
- Booking revenue
This format helps demonstrate long-term potential and value appreciation.
Configuring the footer
The footer is an optional section used for contact and attribution details—perfect for term sheets shared externally.
You can choose from:
- No footer
- Your personal contact information
- Contact information for the original creator of the term sheet
- Your company’s general contact information
If you’re an admin, you can also edit:
- Company name and URL
- Sales or support email
- Job title and phone number
This ensures the right person or team is listed for follow-up inquiries.
Exporting your term sheet
Once your term sheet is complete, scroll to the bottom of the editor and click the Download button. This exports the exact version you’ve configured—ready for email, pitch decks, investor packets, or internal reporting.
