Exploring portfolio-level analytics

The Portfolio view in SummerOS gives you a powerful, at-a-glance summary of how your entire short-term rental business is performing. Whether you manage 5 homes or 500 in your portfolio, this view brings together key metrics across properties—letting you zoom in on what’s working, spot underperformance, and compare results over time or against last year.

Think of it as your centralized command center for booking trends, channel performance, revenue distribution, and more.

How to find your portfolio analytics

To begin, click Analytics from the left sidebar. By default, you’ll land on the Portfolio view, which looks similar to the Property Analytics tab—just at scale.

At the top, you'll find key filters and controls like:

  • Date Picker: Choose from presets like “Last 90 Days” or define a custom range
  • Comparison Toggle: Compare your current metrics to last year or last period
  • Filters: Narrow down by region, bedroom count, amenities, and more
  • Include/Exclude: Manually include or exclude specific properties from your analysis

All charts and tables will update instantly based on the filters applied.

What you’ll see in the Portfolio view

The layout mirrors your property-level dashboard, but aggregates metrics across your selected portfolio.

Key charts and tables you'll find include:

  • Booking Revenue: Monthly trends across your full portfolio, with optional variance columns
  • Revenue by Channel: Breakdown of income from Airbnb, VRBO, Booking.com, direct, and other OTAs or channels
  • Bookings by Channel: Actual number of bookings, shown in raw count or percentage
  • Performance Metrics: RevPAR, ADR, and occupancy rate charts with competitive set benchmarks
  • Payouts Breakdown: Monthly payout components (homeowner share, PM commission, cleaning, taxes) or cumulative payout distribution over your selected timeframe

You can toggle between dollars and percentages, view detailed tables, and see variance against projections and comps.

Using filters and comparison tools

SummerOS makes it easy to drill into performance at a more granular level. Click the Filter button to apply:

  • Geographic filters (e.g., Michigan only)
  • Bedroom/bathroom minimums
  • Amenity tags (e.g., pool, hot tub, fire pit)

You’ll see the number of properties included in the analysis update dynamically.

Use the Include/Exclude control to manually select or deselect individual homes. This is especially useful if:

  • You want to remove test properties or inactive listings
  • You’re preparing a report for a specific region or investor subset
