What is occupancy rate?

Occupancy rate tells you how often a property is booked over a given period. It’s the percentage of available nights that were actually reserved by guests.

Here's how it's calculated:

Booked nights ÷ available nights × 100

Example: A home with 75 booked nights out of 100 available nights has a 75% occupancy rate.

Why occupancy rate matters

It’s a quick way to assess how in-demand a listing is. Combined with ADR and RevPAR, it helps identify whether performance issues are due to pricing, availability, or market conditions.
