What is gross revenue and GMC revenue?
In SummerOS, we use a few key metrics to measure revenue. Gross revenue or (Gross Norm Rev LTM) includes all income generated by a property, including cleaning fees collected from guests.
GMC Revenue stands for Gross Minus Cleaning revenue. This metric excludes cleaning fees and represents the "true" booking revenue (also called accommodation fare) of a property.
💡 Cleaning fees are typically considered a "pass-through" cost with little to no profit margin. By removing cleaning fees, GMC Revenue provides a clearer picture of a property's revenue potential.
Here's why we use these metrics:
- Provides a clearer view of the property’s booking revenue potential.
- Avoids distortion caused by cleaning fees, which typically offer 0% or minimal profit margins.
These metrics are essential for accurately underwriting and analyzing short-term rental properties in SummerOS, ensuring reliable insights for data-driven decisions.
