What is SummerOS?

SummerOS is the first asset intelligence platform built for short-term rental (STR) managers who are serious about performance.

If you’re managing a portfolio of short-term rentals and are responsible for growth, owner expectations, and revenue, your PMS and spreadsheets aren’t enough anymore. SummerOS gives you one centralized platform to forecast, benchmark, track, and improve performance across your entire portfolio—so you can operate like a true revenue leader.

Why we built SummerOS

We started out as STR operators ourselves. Like most teams, we cobbled together a patchwork of tools—our PMS for operations, market data tools, a pricing tool to tweak rates, and endless spreadsheets to hold it all together.

But none of those tools could answer the most important questions:

  • Why is this home underperforming?
  • How are we pacing vs. projection?
  • What should we do next?

So we built SummerOS as an internal tool—to give our team the visibility, benchmarks, and forecasting accuracy we needed to manage not just efficiently, but intelligently. As the industry shifted toward performance-first thinking, we realized we weren’t the only ones who needed this. That’s when we opened SummerOS to the market.

Why operators need more than a PMS

Most STR managers today rely on a fragmented set of tools. Your PMS is great at handling operational basics—calendar syncs, cleanings, task management—but stops short of tracking performance. Pricing tools adjust daily rates, but they don’t explain why homes fall behind. Market dashboards show general trends, but rarely reflect the true opportunity for your specific listing. Reporting tools offer backward-looking stats, but not forward-looking strategy.

In this environment, revenue managers are often left guessing—and owners start losing trust.

SummerOS doesn’t replace your PMS. It elevates your strategy. As we like to say: Your PMS is for operations. SummerOS is for performance.

What SummerOS does

SummerOS connects the full STR asset lifecycle in one platform. You can generate data-driven revenue projections, benchmark each listing against a competitive set, and track how every home is pacing against both forecast and goal.

It doesn’t stop there. When performance slips, SummerOS shows you why—surfacing real-time insights and giving you the context to act fast, adjust strategy, and retain owner confidence. From pitching a new property to reporting on one you’ve managed for years, SummerOS powers every stage of the asset journey.

What makes SummerOS different

Unlike market-wide tools that offer generic averages, SummerOS builds every forecast from the ground up--, factoring in your property’s exact specs, amenities, comp set, and availability. Instead of forcing you to compare one system’s numbers to another’s, SummerOS connects the dots across forecasted, actual, and benchmarked performance, giving you a single source of truth.

And unlike legacy STR tools, we’re designed to work with your stack—not replace it. SummerOS integrates seamlessly with platforms like Guesty, Track, and more.

We’re also building toward a smarter future: with insights on pricing mismatches, calendar gaps, review sentiment, and more—all tied to your real portfolio, not broad market trends.

How SummerOS helps you grow

SummerOS is built around three pillars: growth, performance, and retention.

First, we help you grow smarter. You can build comp sets in minutes, generate branded revenue projections with a click, and pitch new owners with confidence. SummerOS makes it easy to say yes to a new investment or show prospective clients exactly what their property could earn—and why.

Next, we help you maximize performance. Every home is tracked against forecast, market, and competitive set, so you can spot issues early. SummerOS doesn’t just tell you what’s off—it helps you understand why.

Finally, we help you simplify reporting and retention. Monthly and quarterly reports are easy to generate, clear to understand, and built to earn trust. Owners can see exactly how their property is pacing and how you’re helping them outperform.
